The Grand Prairie in Hockley Just Hit Two Milestones — Here’s What Changed
Here’s why this one’s on our radar right now, not just because it exists: in May 2026, The Grand Prairie in Hockley opened its second major amenity complex in under a year, bringing its built recreational space to 10 acres. A few months before that, Shea Homes — the Greater Houston Builders Association’s 2024 Builder of the Year — announced it was joining the community’s builder lineup, with its first model home opening this spring. And backing both moves up: the community just closed out its second consecutive year on RCLCO’s national list of top-selling master-planned communities, selling 639 homes in 2025 alone — good for #5 in Houston and #17 in the country.
That’s a lot of momentum for a community that broke ground in 2023. If you’re cross-shopping northwest of Houston, here’s what’s actually there.
What The Grand Prairie Is
The Grand Prairie is Hockley’s first master-planned community — a 1,730-acre development planned for roughly 6,000 homes at full build-out, built around a 70-acre lake, miles of trails, and an active native-prairie restoration woven into the land plan rather than bulldozed over. It’s a newer entrant in the crowded field of Houston-area master-planned communities, but the sales numbers above suggest it’s already competing with the established names.
Where It Is
The Grand Prairie sits at 16503 Verbena Glen Drive in Hockley, Texas 77447 — about six miles west of the Grand Parkway and one mile south of US-290. Downtown Houston is roughly 34–35 miles away, and the Energy Corridor is close enough to be a realistic commute without paying Energy Corridor-adjacent prices.
The boundary reality: the community sits in unincorporated Harris County, but it’s zoned to Waller ISD, not a Harris County district. That’s worth knowing before you assume your county tells you your school district — it often doesn’t.
What Just Changed
- The Sundancer amenity complex opened in May 2026 — a 6.5-acre resort-style hub with pools, a splash park, and event space, built with views over the 70-acre Lake Ember and The Overlook
- Combined with the earlier Starlight complex, that’s 10 acres of built amenities now live on-site
- Shea Homes joined the builder lineup in October 2025, with its first model home opening spring 2026 — bringing the total builder roster to seven: David Weekley Homes, Perry Homes, Sitterle Homes, Westin Homes, Village Builders, Lennar, and now Shea
- The community sold 639 homes in 2025, ranking #5 in Houston and #17 nationally on RCLCO’s annual top-selling master-planned communities list — its second year in a row on that list
- The Houston Association of Realtors has it ranked as the 4th fastest-growing master-planned community in the Houston region
The Developer
The Grand Prairie is developed by EMBER Real Estate Investment & Development, a Houston-based firm formed in late 2023 through a merger with Concourse Development. EMBER specializes in master-planned communities, industrial, and select residential projects, and this is currently its flagship residential project — the two-consecutive-year national top-seller ranking is the clearest outside validation of how it’s performing so far.
The Numbers
- Price range: homes have been marketed from the mid-$200s into the $700s+, depending on builder, collection, and phase — confirm current pricing directly, as new-construction ranges shift fast and vary a lot by builder
- Broke ground: 2023; first model homes opened January 2025
The Tax Math
This is the part most listings won’t walk you through. Based on public MUD and district filings:
- WCID 164: ~0.40%
- MUD (community sections): ~1.10%
- Waller ISD: ~1.47%
- Harris County: ~0.33%
- Estimated effective rate: roughly 3.2–3.3% before any homestead exemption
File your homestead exemption as soon as you close — it meaningfully changes this number. Confirm current rates with the county and MUD directly, since they’re set annually and this is a snapshot, not a promise.
Schools
Zoned to Waller ISD. The nearest campuses are I.T. Holleman Elementary and Waller Junior High, both roughly a 10–15 minute drive from the community. An on-site elementary school has been discussed for the community but has no confirmed timeline as of this writing — worth asking directly if a walk-to-school option is a priority for your family.
Why It’s Worth Watching
For a family weighing new construction west of Houston, The Grand Prairie is a genuinely different trade-off than Katy or Cypress: more land per dollar, a shorter drive to the 290 corridor, and now a growing amenity package and builder roster to match — against a longer overall commute to the inner loop and a still-building retail base nearby. The sales numbers suggest the market’s already voting on this one; worth a look before the next phase of pricing catches up.
